Q. When are residual checks mailed to the Owners?
A. Residual checks are typically mailed on or before the 11th of the month. This accounts for grace periods to expire and allows sufficient time for a tenant's check to clear the bank. Tenant payments submitted earlier will be processed earlier.
Q. When does the Owner receive a Statement of Account?
A. The Owner receives a Statement of Account monthly with each residual check.
Q. What will the Owner receive at the end of the calendar year?
A. The Owner will receive a Statement of Account summarizing all activity for the fiscal year and a federal Form 1099 totaling income received. Both items are sent out by January 31.
Q. What are your business hours? Can a tenant reach you in an emergency?
A. Normal business hours for repairs are 8am -5pm M-F. Weekend maintenance actions are taken on a case-by-case basis. Showings can be scheduled from 8am-6pm M-Sun.
Q. How do I reach 77th Meridian after hours? If I leave a message, when will my phone call be returned?
A. Email is answered within a few hours between 8am-9pm M-Sun. Text messaging is answered 5pm-9pm M-F and 8am-9pm Sat & Sun. Phone calls/voicemail are answered 8am-9pm M-Sun.
