Q. How are the service providers selected for maintenance on my rental property?
A. We have a network of experienced contractors that will meet the owner's quality and cost objectives. Many of the contractors have been used consistently by us for 10 years.
Q. Is the repair work guaranteed?
A. No property management company will guarantee a contractor's work. That said, typically each contractor will warrant their workmanship. Contractors who do not perform as agreed will not continue to do business with 77th Meridian.
Q. For repairs made on the Owner's behalf, how are those costs billed?
A. After a repair is made the contractor will submit an invoice to 77th Meridian. The invoice is paid out of the Owner's repair escrow. A replenishment invoice is then posted to the Owner's account and also mailed/emailed to the Owner. That invoice is paid with collection of the next month 's rent or with a separate payment fonn Owner. These payments replenish the repair escrow.
